Spring is finally here! The beautiful cherry blossoms are out and flower planting season is upon us. This newsletter will bring you up to date on what the Board is working on.
Common Elements
Please remember that Board approval must be obtained before any changes to common and exclusive use areas such as decks and patios can be made. The Board may require that an unapproved change be removed. Even when the change is approved, the Condominium Act and the condo declaration document both specify that an indemnity agreement be drawn up to indicate that maintenance of the change is the responsibility of the unit owner and not the condo corporation. Otherwise we would all be paying to fix something that one unit owner wanted changed for their exclusive use.
Landscaping
We are fortunate to have many unit owners who want to beautify the complex and the gardens with plantings, so we would like to remind everyone of the rules in place for landscaping and planting on common elements. Flowers and plants may be planted and maintained by unit owners in garden beds or planter boxes situated in their exclusive use areas. Grass, trees, shrubs, hedges are not to be altered, uprooted or planted without written approval from the Board. This includes the hedge under the front window of each unit.
Green Scenes will be trimming back the hedges under the front window in order to make them narrower and to create a continuous hedge, rather than to trim as individual bushes. For some units this may require the removal of owner’s plantings.

The Board and the property manager are working on a plan to gradually replace all of the back decks, as most have reached the late stages of their expected lifespan. Decks with more serious defects such as unstable stairs and handrails, and those which are tilting/listing will be prioritized over others. The goal is to standardize as much as is possible. This project is likely to extend over several years as major expenses affecting the reserve fund will be incurred. Updates will be provided to unit owners as more information becomes available.

Summer BBQ
Last summer’s July BBQ in the central parkette was very well attended and enjoyed by all. Therefore it has been decided to do this again, and details will be provided a few weeks before. Stay tuned!
